- Crawlspace Encapsulation
Here in the Greenville area, we meet a lot of homeowners who put up with home issues like excess moisture, poor indoor air quality (IAQ), and pest infestation — without realizing those issues could all be stemming from one area of the house: the crawlspace. If these issues sound familiar and you're looking for ways to make your home healthier, now's the time to consider crawlspace encapsulation by the home performance experts at Benton Green Energy.
What Is Crawlspace Encapsulation?
Crawlspace encapsulation is the process of addressing drainage issues in the crawlspace and sealing the area to keep out excess moisture. This process offers benefits not only for the crawlspace but also for the entire home. When done properly by a home performance expert, crawlspace encapsulation can offer benefits like:
Healthier indoor air qualityRepairing and sealing the crawlspace eliminates moisture issues and keeps harmful outside pollutants out, so mold, musty odors, excess humidity, and allergens don't enter and travel throughout your home. This promotes healthier indoor air quality — especially if you have ductwork running through your crawlspace.
Greater home resale valueHaving a tightly sealed and properly drained crawlspace will be attractive at selling time. Should you decide to sell your home in the future, you can point to tangible protective measures against water issues, mold, and outside pollutants. This home upgrade is especially attractive to prospective home buyers with allergies.
High return on investmentAs just mentioned, you could see a major return on your crawlspace investment at selling time; however, we believe the real return on investment is the immediate difference you'll see in your indoor air quality. If you or anyone in your family suffers from allergies, crawlspace encapsulation offers priceless benefits.
Repairing Your Crawlspace: Our Process
Our approach to crawlspace encapsulation is a two-part process. We begin by removing excess moisture, remediating any mold, and ensuring proper drainage with a sump pump. This eliminates moisture issues at the source and prevents future mold growth and structural damage.
Once the crawlspace is dry, we remove any loose debris and secure a 20 mil, pool-grade vinyl barrier along the floor and walls of the foundation, including the piers and beams. This heavy duty barrier keeps water vapor out and allows any water from below the foundation to be pumped out with the sump pump, without ever entering the crawlspace.
The result? A clean and dry crawlspace that is impervious to moisture and other outside contaminants like dirt, dust, pollen, and mold.
